Is anyone currently living in Ciputra villa (not apartment). Im just wondering how is the house condition, maintenance service, surrounding space and how convenient for you to go on with daily chores (groceries shopping, outdoor activities, neighbours).
Really appreciate your shared info.

Depends on who your landlord is with regards to maintenance. It's quiet and safe for kids to run around and play or ride their bikes. I recommend it for anyone who has kids. If you don't have a motorbike, and plan on taking taxi's everywhere, then it ends up being expensive. Shopping is no problem. There are several wet markets just outside the gates as well as Minimarts close by that deliver. L's Place caters to the more expensive palate but is within walking distance for your everyday needs. There is a swimming pool and tennis court - have to pay for this service. It is always clean. This is VN so neighbors tend to be nosey but this is expected! Close to KinderWorld and UNIS.

If you want to taste Hanoi, feel Hanoi, dont live in this dead quarter: no Hanoi's ambiance there, it is safe but ....

There's one overly priced tiny western supermarket there, and one restaurant, with a fancy westernised menu and inflated prices for their average tasting fare. The streets are empty, except for those giant horses towering down over you. It kind of feels like a giant rain cloud is about to open over the place. Really, its a huge ghetto for rich people. Still, its full of happy white (and now not so white, but very wealthy) faces, and that's what makes it so appealing to some. Ciputra is great if you have money and really don't like all those dirty poor people ruining your view. Hey, if you like it, go for it. If you have the money to live there, I am sure you have the money to pay the maid to do the shopping for you anyway.

We live here, purely because Unis moved here and now the kids can walk to school. Other than that obvious advantage, there are few. True, it is a bit quieter than a typical downtown or even Tay Ho (To Ngoc Van, Xuan Dieu) neighborhood, because the traffic is lighter and there is less honking and beeping. On the other hand: every morning before six there is this huge procession of people who do their morning excercise beneath our bedroom windows. And they like to talk, scream and laugh while doing it. So if you like to sleep late, this is not the place! The rates to live here are inflated and the quality of the houses is really not better than anywhere else. I find the shopping not a problem though, just outside the gates there is a minimart (much cheaper than L's place) and they will deliver groceries. It is a boring area, and it could be anywhere, nothing vietnamese about it. We liked our first street (small alley off Xuan Dieu) much better, but were kicked out because the landlord wanted to triple the rent.... But the fact that Unis is within 2 minutes walking really is a big plus for families with kids in that school. It saves my children some 80 minutes of bustime everyday.

Ciputra is a strange beast. I think you either like it or hate it. Its almost surreal, with its houses all "little boxes made of ticky tacky" if you remember the old song, all looking very cold and very sterile, like an overpriced monosyllabic housing estate. Its appeal I think is those wonderful gates on the roads, complete with security guards, to keep the "riff raff" out... mind you, they have never stopped me from entering the place... Its a soul draining, lifeless mass of bricks and mortar. And those horses, whilst being anatomically correct (I have this on good authority), are really freaky, especially at night. However, it is an excellent option if you need somewhere to park your 4WD.
